Women of Worth Utah, Inc., is sponsoring its annual fundraiser, March 11, 7 p.m., with the theme of “The Roaring 20's Monte Carlo Night.” The fundraiser allocates all proceeds to help raise awareness of the 501(c)3 non-profit and to finance its programs and gala, which are dedicated to empowering women seeking to transform their lives from abuse, addiction and illness. The five-hour event at Club 90 in Sandy encourages participants to dress from the 20's era and be prepared to shimmy and shake to the sounds of big band music, play casino games, enjoy appetizing food and drinks and earn multiple chances from a drawing to win prizes. This is the year to sell your home! I’m not a fortune teller, but as an award-winning real estate specialist with more than 25 years of sales and management experience in the housing industry, I can tell you the market is bouncing back from the great recession. Savvy and prepared buyers are clamoring to find their dream homes. Some of those buyers are selling their homes because they are no longer being controlled by their mortgages. In fact, I estimate that only 4 percent of Utahns are still turned upside down on their homes as compared with 23 percent less than five years ago. (RealtyTrac estimates 8 percent.) These buyers are particularly ready for a fresh start and an upgrade to their living situations. They are motivated! I will admit it’s true that home prices are rising slowly, but they are steady! According to the most recent Utah Association of REALTORS (UAR) Local Market Update, Utah’s closed sales were up 15.6%, and the state’s median sales price was up 6.3% to $228,500 for 2015 as compared with 2014. That’s good news and reason to be optimistic for a healthy increase of homes for sale on the market at the beginning of the second quarter. That’s going to make buyers particularly happy since inventory has been relatively low. So with Utah’s low unemployment rate, population growth – especially millennials - and home value growth, it is the perfect time to sell your home. And I’m here to help. Let’s take three steps together to make selling your home easy this year. Step 1 – Find out what your home is worth. Contact me for a comparative market analysis (CMA). The CMA is an evaluation of similar, recently sold homes in your neighborhood. It is a gauge of what homeowners are selling their homes for and what buyers are paying for them. If you can afford it, get a home inspector for any maintenance issues that need to be addressed. Showing buyers your home that has been approved by an inspector in the areas of plumbing, insulation and heating and air conditioning will increase your chances of a quick sale. Step 2 – Enhance your curb appeal. When selling you home, the first impression may be the only chance you get to win over buyers. Take some time to go across the street and take pictures with your Smart phone of your home from several different angles. Is your entry way friendly and inviting? Are their visually apparent landscaping and exterior flaws that can be fixed? Is there sufficient lighting? If there are improvements that can be done on your budget, do it. It’s Spring so why not add some brightly colored flowers and throw on a fresh coat of paint on the front door. The little touches will make a big difference to buyers. Step 3 – Be prepared to have your home be show ready at all times. I know it isn’t easy to keep dirty dishes out of the sink and the dishwasher. It isn’t easy to ensure the dust isn’t settled on the furniture, the toilets are scrubbed shiny clean and the beds are made in pristine fashion. But put yourself in the buyers’ shoes for a minute. How would you interpret garbage overflowing, socks and shows spread-out on the floors and the cat’s dirty litter box in need of disposal? If the environment isn’t aesthetically appealing to you, it’s not going to be for a buyer either. Take the time to clean your house and keep household pets contained. The effort will be worthwhile.
